August 13 | Pasadena Design Commission

  • 350 Cordova St; 233 S Euclid Ave, DHP2024-00073: Final Design Review for a new three-to-four-story, 88,295-sf, 86-unit multi-family residential project over one level of subterranean parking. Includes demolition of existing office buildings and mix of studios, one-bedroom (and + den), and two-bedroom units with 20% affordable units (10 VLI & 3LI). Density bonus of up to 35% with a building height increase of 12 ft and 50% parking reduction. Onyx Architects made design changes in response to the design review and required modifications, including changes to the facade, circulation paths, and landscape design.

August 15 | LA North Valley Area Planning Commission

  • 8152 Ellenbogen St, APCNV-2020-5033-ZC-HCA-ADJ: Zone Change from RA-1-RFA to R1-1-RFA and a preliminary parcel map to permit the subdivision of a 27,349 sf lot into three lots with the retention of one SFD and the construction of two new 1,730 sf SFDs. Requesting an adjustment to permit a 15-ft front yard setback in lieu of the 20-foot front yard setback otherwise required in the R1-1-RFA Zone.

  • 10354 Wilshire Blvd, DIR-2024-5040-DRB-SPPC-P: Design review board case assigned for demolition of existing 2-story 40-unit multi-family building and new construction of an 18-story, 136-unit senior living structure with 42 memory care guest rooms and an adjacent 28-unit affordable housing (VLI) multifamily development. Located in Westwood CDO. Requested Incentives:

    • On-menu incentives for averaging across [Q]R5-3 / [Q]RD1.5-1XL zones

    • Off-menu to separate the affordable units into one building

    • Off-menu for parking reduction to permit 19 spaces instead of 48 spaces

  • 1879 W Slauson Ave, ADM-2024-5048-RDP-ED1: Proposed demolition of existing 1-story auto repair shop for new 5-story, 85 unit (67 LI, 18 MI) 100% privately funded affordable housing development in South Los Angeles

  • 5821 Uplander Way, P2024-0190: New 7 story. 1,106-unit mixed-use development (includes affordable units) and demolition of existing 2-story commercial buildings and surface parking lots totaling 146,414 sf. A total of 1,170,891 gross sf of residential space, 5,552 gross sf of commercial space, three levels of subterranean and above-grade parking containing 1,400 parking spaces, and associated site improvements.

  • 11319 Mccormick St, ZA-2023-6839-ZAI: Approved ZAI to permit the density of case DIR-2023-6840-TOC-HCA to be calculated per the R4 zone in lieu of the R3 zone as required per LAMC section 13.06 e(5). The project is a 5-story, 36-unit TOC Tier 4 building in NoHo

  • 9595 Lime Orchard Rd, DIR-2023-4312-DRB-SPP-MSP-HCA: Approved with conditions the demolition of an existing SFD and new 9,137 sf SFD with an attached 2-car garage, and a new ADU, retaining wall, a new pool, and deck in Bel Air-Beverly Crest

  • 10433 Lindbrook Dr, ZA-2023-5866-ZAA: Partially approved construction of a >8’ fence. Denied build of max. 10’10” combination fence and retaining wall and 13’11” high hedge within the required front yard setback along Holmby Ave in an R1-1 Zone. Approval of 10’6” combination retaining wall and 10’6” height hedge.
