CHIP goes to City Council for final approval

Around the Corner

Correction: Last week’s newsletter stated that the decision on LA’s Citywide Housing Incentive Program (CHIP) had been postponed. In fact, the PLUM Committee has approved the Ordinance. See Report. It now heads to LA City Council on December 10.

City Council has the option to review public comments and decide if they want to consider amendments, including requests to include single-family zone changes (which the Planning Commission did not recommend). Some small amendments have been proposed.

  • 846 South Union Ave, DIR-2024-4224-BSA-1A: An appeal of building permits for demolishing a three-story office building

December 11 | East LA Planning Commission

  • 1584-1586 West Oak Grove Place, PS-1469-1A: Appeal of approval of a private street to provide legal frontage and access for 8 new multi-family dwellings in the RD1.5-1 zone with 16 parking spaces. The four duplexes will have a total floor area of approximately 12,471 sf

December 12 | LA Planning Commission

  • 1463–1467 South Wellesley Ave, CPC-2023-6287-CU-DB-HCA: Construction of a three-story 17-unit residential development (2 VLI) with 24 parking spaces

  • 275 West 1st St, CPC-2023-372-GPAJ-VZCJ-HD-SP-CPIOA-HCA: Establish the One San Pedro Specific Plan to allow for the phased redevelopment of the existing Rancho San Pedro public housing development, which occupies nine city blocks encompassing approximately 19.5 acres. The Specific Plan would permit 1,553 dwelling units (60% of the units set aside as restricted affordable units) and 130,000 sf of commercial space.

  • 679–689 South Mesquit St, CPC-2017-247-GPAJ-VZCJ-HD-SN-SPPE-MCUP-CU2-ZV-PR: The 670 Mesquit Project proposes to construct a new mixed-use development totaling up to 1,792,103 sf with 676,437 sf of office; 271 hotel guest rooms; 895 residential units (45 ELI, 99 VLI); 14,345 sf of retail; 28,688 sf of restaurants; 35,515 sf of studio/event/gallery space; 34,000 sf of gym uses; and a 30,000 sf charter elementary school.
