January 9 | East Los Angeles Planning Commission

  • 2115 – 2125 East Cesar Chavez Ave, DIR-2021-8626-RDP-HCA-1A: Appeal of August 31 determination that approved a new six-story, 51,235 sf mixed-use building. The new building will have 50 residential units (5 ELI) and approximately 4,030 sf of commercial space. This development will take place in a Commercial Area of the Adelante Eastside Redevelopment Plan Area. Appeal from residents of the apartments and commercial tenants at the proposed site.

January 10 | City Council

  • 13­0275­S4 CD 14: Decision to issue a public RFP on the Mangrove Property with the intent to contract with a consultant to develop a SOW for a future mixed-use development project. The contract for Phase I of the project will cost approximately $300,000 and run no longer than 12 months. The Mangrove Property is a 4.5-acre, city-owned site on the edge of Little Tokyo and is one of DTLA’s last large, undeveloped parcels. Economic Workforce Development serves as the lead city department for future development in collaboration with Metro and its Regional Connector site.

January 11 | Citywide Planning Commission

  • 1346 North Fairfax Avenue, CPC-2023-4983-DB-PHP-HCA: Approval on 4-story 100% affordable apartment building with 26 units (20 LI & 5 moderate-income units). No parking or open space is provided. Off-menu incentives include an increase in FAR to 1.995:1 in lieu of the otherwise permitted 0.45:1 in the R1-1 Zone and a reduction in required open space, side yard setback, and bicycle parking.

  • 1248 Lakme Ave, DIR-2024-74-COA: Construction of 827 sf addition to an existing sf in the Banning Park HPOZ

  • 1649 Selby Ave, DIR-2024-59-DRB-SPP-HCA: The demolition of a 1-story single-family dwelling and the construction of a new, 4-story duplex with attached garage and one single-family dwelling with attached ADU and garage in West Los Angeles.

  • 415 N Carmelina Ave, AA-2024-19-PMEX: Lot line adjustment

Highlighted Completions

  • 1807 N Van Ness Ave, DIR-2023-5089-TOC-SPP-VHCA: Approved with conditions the construction of two 3-story duplexes and one 3-story SFR for a total of 7,472 sf of new construction. Total of 5 dwelling units (1 ELI unit). Approved side yard reduction and 22 ft increase in height using TOC Incentives at Vermont/Western station.

  • 233 S Rockingham Ave, ZA-2023-1717-ZAA: Approved construction of an accessory structure within 55 f of the front property line as otherwise prohibited by LAMC in the RE20-1 Zone. Approval of a 14-ft-tall hedge, 8-ft-tall fence, and 6-ft-tall pedestrian and vehicular gates, all within the required front yard setback in lieu of the maximum permitted height.

  • 10950 Hesby St, CPC-2021-10706-CU-DB-SPR-HCA: Approval of DB development with 139 units (19 VLI) with on-and off-menu incentives and Waiver of Development Standards. Increase of FAR to 3.84:1 in C4 and R3 zones in lieu of 1.5:1, waiver of traditional height requirements, and reduction in side yard requirements.
